Balcony Guidelines & Approvals
Ownership & Maintenance
Balconies are exclusively owned by the units that have those balconies.
Homeowners of units with balconies are strictly responsible for all repair, maintenance, and replacement costs associated with them.
Required Approvals & City Permits
Any changes to a balcony require dual approval:
1. An approved ACC (Architectural Control Committee) form must be filed with the HOA.
2. The City of Union City requires a formal City Permit for balconies.
